On-boarding your property
At the outset, we sign a Property Management Agreement with you, listing our responsibilities. As part of this process, we will also do an expected rent analysis, along with any inputs that you may provide.
Inventory management is an important part of our function and we do a detailed Inventory check of the property, noting all fittings, fixtures, damages and the general state. This inventory list is then maintained across tenants, and we ensure to give you the property back in the same state, when our agreement ends.
If the property is vacant, we start the marketing immediately upon signup, through numerous channels i.e. primarily classifieds, local broker networks, MNC clientele, social media, and traditional media as relevant.
All agreements will be handled by us. Once we have an interested party, our team completes the negotiation to get you the best return. We will also complete a background verification as the tenant is our responsibility and all their queries and/or any maintenance issues will be resolved by us. All agreement formalities, token, deposit and rent collection will be handled by our team. Any problems addressed by the tenant about the property will be taken care by our team. We do a formal handover to the tenant.
Every 11th month of the tenant occupancy the policy will be renewed at the agreed upon escalation, we start the renewal process 1 months before the current agreement expires
When a tenant vacates, we do a thorough exit check and calculate the cost of damages. We then do a final settlement with the tenant after deducting any unpaid bills, unpaid rent, and cost of repairs. We then restart our marketing process and work on Tenant Replacement (and the process repeats).
